How derelict Northcote house became an award-winning gem – realestate.com.au

Before this architect award-winning home was designed and built, there was a very different house at 27 Cunningham St, Northcote.

“There was a dilapidated house in the street that the municipality was allowed to demolish in order to build our house,” says the seller.

“We were already living on the street – and renovating that house – before we bought the block. “After undergoing that renovation, we realized we wanted to build from scratch to create our ideal home.”

The suppliers engaged Austin Maynard Architects, who created a design inspired by modernist architecture that won the 2016 Residential Architecture Award for Victorian Architecture Awards.

Modernist influences are clearly visible in the interior and exterior of the three-bedroom house, especially in the flat roof and large glass windows.

The beautiful home has a price guide of $3.8 million – $4 million.


“We worked closely with the architects to create a spacious and open feeling, without being open, with the kitchen being the focal point of the house and connected to various living and dining areas – creating a feeling of being separate, yet together,” explains the seller.

“The house has fully and effectively met these design expectations.

“The design and construction, carried out by Sargant Construction, includes sustainable features including north-facing double-glazed windows, high-quality insulation and a large water tank.

“The house has been carefully designed, using passive solar energy principles, to be cool in summer and warm in winter.”

Local materials were used wherever possible, including the spotted gum features throughout the house.

The house is designed around a central passage that connects two separate living areas, a dining room and a kitchen with a quartzite-topped sofa and Gaggenau, Miele and Bertazzoni appliances.

The kitchen has a worktop with quartzite top and appliances from Gaggenau, Miele and Bertazzoni.


The property features a 20-metre swimming pool.


The flexibility of the house makes it versatile, suitable for both families and entertaining.


Other features include a climate-controlled wine cellar, hydronic heating and a 20-metre solar/gas heated swimming pool.

Some of the seller’s and their family’s favorite elements of the home are the light-filled rooms and the seamless flow of indoor-outdoor spaces.

“We love the different living areas that look out onto the garden. There is a real sense of tranquility, surrounded by so much glass and greenery,” they say.

“The front rooms (upper and lower floors) also have semi-opaque built-in automatic blinds that raise from the ground. This provides privacy, extra light and views of the sky and trees.”

Additionally, the home’s flexibility makes it versatile, suitable for both families and entertaining.

Antony Woodley of Jellis Craig Fitzroy put the house up for sale with a price estimate of $3.8 million to $4 million on Oct. 25 at noon.
