Congratulations to our Diva resident Amanda! It was such a pleasure to help our wonderful buyer client Amanda purchase the home she had her heart set on in Beacon Hill. This super unique house was not only in an excellent location, but also came with a rental house and didn’t cost much money!

Our client Amanda just closed on a cute home in Beacon Hill. Home hacking in Seattle is becoming a big problem now that affordability is such an issue. How do you own a home and can you offset your mortgage costs? Amanda has found a way.

This is her story!

Amanda just moved to Seattle to join her family in our beautiful Emerald City. She really wanted to find a way to optimize her real estate opportunities. One of the best ways she could do this was to buy a house with a separate studio that she could rent out.

How we met Amanda

Amanda was referred to us by two of our favorite Diva Dwellers, Kitsy and Janko. Amanda is Kitsy’s sister, who moved to Seattle from Minnesota. It was super important that we found a home that was close to Amanda’s family so she could be a big part of their community.

Wants and Needs in Amanda’s Big House Hacking Quest in Seattle

Amanda loved many areas. She was particularly focused on more urban locations, initially preferring the Central District since this is where Kitsy and Janko live. But she was glad she ended up in Beacon Hill!

Soon, Amanda decided she wanted a rental space for extra income, so we looked primarily at duplexes. She also wanted a super cool place with lots of character, space for her kids to visit, a garden, and a peaceful atmosphere in a fairly quiet neighborhood that suited her recording needs. Amanda is a voice actor and needed space for a recording studio in her home.

We officially started our search in mid-April and found and closed on the home on May 23rd. So once we got into the thick of it, things happened pretty quickly.

We showed Amanda one duplex in particular that she really liked and made an offer. That situation quickly got weird and after weeks of no offers, another offer came along at the same time as ours. They got the house. Even though we were all annoyed, at the end of the day we always say: Bless and let go! That wasn’t the right home for Amanda. Sure enough, within a week we found this amazing home in Beacon Hill that truly met all expectations!

Sweet Success – Amanda finds her investment opportunity

We took a second look at 2 potential homes. Ultimately, this was the house she fell in love with. She loved the look, the expansive yard (for gardening and for her pup Lincoln to run around in), the cute detached rental studio, and the location.

Miraculously, she made the only offer on this house!
