‘Hotel rooms are larger’: can this be the smallest house in Canberra? – realestate.com.au

The seller of this 25m² studio admits that it is approximately the size of “your guest room”, but for the right buyer this miniscule -sounding good can be ideal.

Although Klein can be beautiful, it can also be a turn when it comes to real estate. That is why Mary Vidovic knew that the renovation of her Teeny small 25m² apartment for Airbnb should be spectacular.

“The room is literally the size of a hotel room – although hotel rooms are actually bigger now. I felt that if people will stay there, they have to feel this feeling of pleasure.”

Mrs. Vidovic bought her studio apartment with one bedroom on 33/47 McMillan Crescent in the Elite Canberra-Buitenwijk of Griffith about 20 years ago, within “A Rundown 1960S Apartment Complex”. Since then it has been served as a cherished Stadsbolthole for her sons.

Three years ago she decided it was time to make it shine.

“Modern and new can be boring and boring; there is so much on average outside of it. Many units in the complex have been renovated to bunning level … I went a bit overboard, but I knew it had to be cute, quirky and fun.”

The smart designed studio opens to the kitchen with an integrated dishwasher and fridge and then flows to an open living/dinner and sleeping zone. There is a slender bathroom with a shower and a terrace of 9 m² in the front, perfect for that morning coffee.

“All things that have huge luxury houses, you have in a small miniscule building,” said Mrs. Vidovic.

Selling to free cash for another project, Mrs. Vidovic acknowledges that the real estate is most likely “the smallest real estate in Canberra on the market.

“Even other studios are quite generous compared to this. This is literally the size of your guest room. The bathroom is approximately 4 m² and the kitchen is only 2.5 m long.”

Agent Josh Bruce at Belle -ownership Canberra describes the building as “beautifully decorated”.

“The seller has spent some money to make the high-end. It feels like you are staying in one of those five-star cunners.”

He adds that the studio “easily” is the smallest ownership that it has ever brought to the market.

“The open houses are a bit tight, that’s for sure. I stand outside and let everyone do their thing inside.”

In fact, it is so small that some banks will not borrow for apartments of this size, which means that buyers may have to come out completely.

But with an asking price of $ 343,000 – compared to the average value of the $ 835,000 law – it is an attractive bargain for the right buyer.

Mr. Bruce said that the building would be an excellent starter house for a young professional who is moving at home, or a strategically located investment for short -term rental, as Mrs. Vidovic has done.

“Due to the temporary nature of public service and our universities, there is demanding for short -term rental in Canberra,” he said.

The complex is located in the prosperous inner cities of Canberra, about nine minutes from the CBD. It is close to Manuka, Kingston and Barton, where there are many of the public service buildings, as well as Lake Burley Griffin and a wide range of eateries.

Mrs. Vidovic said that real estate is usually booked all year round, with the winter months being the only ones with holes. The building has more than 100 5-star reviews on Airbnb.

“Lettings are already picking up for the summer,” she said.

And to make things easier for a new investor who wants to run the company, all furniture can be included in the sale for an extra $ 10,000.
