High-end housing developers are opting for integrated development because homebuyers prefer convenience

NEW DELHI: Luxury residential developers are increasingly focusing on high street retail as part of residential projects as buyers look for integrated developments and greater convenience and lifestyle amenities.Lately, developers such as DLF, Hero Realty, M3M, Tribeca and Central Park have integrated boutique retail developments as part of their projects.

According to a JLL study, mixed-use townships account for 35% of residential absorption in major cities by combining residential, retail, office and entertainment spaces.

“Walkable high street shopping has defined modern living in Gurugram, but such integrated, urban lifestyle experiences have remained limited in New Delhi. With our upcoming high street shopping destination Moti Nagar, we are bringing this evolved way of living to the capital,” said Aakash Ohri, Managing Director, DLF Homes.

The company’s project is an integrated residential development in Moti Nagar, which is already home to over 4,000 families.

Experts say integrated living, linked to retail and experiential leisure, is now a crucial differentiator for new residential projects.

“Integrated apartments with high street retail outlets are a natural progression in India’s evolving urban landscape. This shift reflects the increasing demand for a lifestyle that homebuyers desire, which values ​​more than just a well-designed home. There is a strong need for convenience, community and connectivity, all within one address,” said Rohit Kishore, CEO of Hero Realty, which is developing a luxury residential project on the Dwarka Expressway.

The project features 300,000 square meters of retail and commercial space on the main streets with a 300 meter facade overlooking the Dwarka Expressway.

“From an investment perspective, such developments promise better long-term valuation and more sustainable foot traffic for retailers,” Kishore said.

Pune-based Tribeca Developers is expanding its portfolio of integrated luxury projects with projects that combine premium residential and retail properties.

The company’s project in the NIBM area of ​​south Pune includes six residential towers adjacent to Pune’s largest open-air shopping boulevard, spread over 300,000 sq ft.

“Today’s homebuyers strive to live in vibrant, self-sustaining neighborhoods where daily conveniences, leisure, social interaction and shopping experiences come together seamlessly,” said Girish Kamble, CEO, West, Tribeca Developers.

From an urban planning perspective, these integrated condominiums are in line with contemporary shifts towards transit-oriented and sustainable developments.

According to a report by Cushman & Wakefield, integrated retail leasing has increased by 25% in Delhi NCR alone, fueled by developments that prioritize walkability and lifestyle-enhancing amenities.

M3M acquired mixed-use plots from Noida Authority in 2025.

“The growing trend of integrated apartments reflects a marked shift in what modern homebuyers value today. With increased travel and media exposure, buyers are now familiar with the international lifestyle and want to experience the same quality of life here in India. With public infrastructure and facilities still catching up, homebuyers are looking to apartments to bridge this gap,” said Ashish Jerath, president, sales and marketing, Smartworld Developers.
