Haussmann Development is moving forward with plans for a major residential project in Jamaica, Queens, who takes over a tied up Sagamore Capital site and increases the number of units.
The company of Josef Goodman, via a company with limited liability, submitted plans to the city department of buildings for a 14-storey, 207,000 square-footed building on 159-31 90th Avenue, Pincusco reported. The project designed by partners by the GF55 will vary its precise number between 205 and 259 apartments between project applications with a ecclesiastical sanctuary 400, offices for the first Reformed Dutch Church of Jamaica and an apartment on site for its pastor.
The site has a complicated recent history. In 2019, KD Sagamore signed a 99-year ground lease with the church with a value of $ 8.8 million, after approval from the court. KD Sagamore then submitted plans for a building of 136 units, but never broke ground.
Although a lease transfer is not registered publicly, Haussmann explains in his submission that it checks the property via his LLC. The company took over the major development of KD Sagamore in Clinton Hill in the same way a few months ago; In March, Haussmann scored a $ 49.5 million loan to refinance the nine floors complex with 113 apartments, the commercial observer reported.
The latest request for the 90th Avenue project requires apartments on floors two to 14, as well as facilities such as a lounge, recreation room and outdoor space on the second floor. The basement will hold church meetings, management offices, bicycle storage for 108 bicycles and building systems. No retail trade is planned for the parcel of 24,000 square feet.
Be on websiteThe developer refers to the project as ‘De Tabernakel’. Although the address differs somewhat from project applications, the development is invoiced as a 205 unit, 11 floors, fully found housing project that will also include social services for residents.
Haussmann did not immediately respond to a request for comments from The real deal.
Jamaica has been a Prime Queens neighborhood for development and is in fourth place in the town for large projects. In the past two years, the 1.9 million square feet has registered commercial and multi -family construction.
