‘Flawless’ Mickleham family home sparks strong buyer battle – realestate.com.au

The Mickleham family’s immaculate home that attracted stiff competition from first home buyers.


A house in Mickleham that looked more like a display house than an occupied property drew a trio of first-time buyers into a tense bidding war that pushed the price beyond expectations and left the seller in tears.

Ray White Craigieburn agent Vito Trentadue said all three bidders at 15 Urquhart St were young buyers trying to get into the market ahead of a Reserve Bank move next week.

He said the auction started slowly as each buyer was hesitant to take the first step, but all three found their confidence as the competition increased.

“It was a day of firsts for everyone,” Mr. Trentadue said.

“The bidders were all first-time homebuyers and most of them had never bid before, so I coached them through it in real time.

“The seller was also a first-time seller. Ultimately, the house went over reserve and the owner was absolutely thrilled.”

Mr Trentadue said the seller broke down after the hammer fell because the house was the family’s first build and was kept in perfect condition despite having two toddlers.

The outdoor zone connects seamlessly with the open living room and offers low-maintenance outdoor space, ideal for young families.


A bright hallway sets the tone with high ceilings and a finish at home level.


“You couldn’t see a dent in the walls or a scratch on the floor,” he said.

“It looked brand new, it’s immaculate. It looked like a display home. They built it as their first home and really loved it. So it was emotional for them.”

The three-bedroom property is in a family area close to Merrifield Recreation Reserve and major schools, with buyers drawn to the immaculate eat-in kitchen and easy indoor-outdoor flow.

The central bathroom features modern fixtures and an immaculate presentation that impressed buyers.


Mr Trentadue said the auction also reflected a rise in confidence among first-time buyers wanting certainty ahead of Tuesday’s RBA decision.

“People want stability,” he said.

“They feel more stable now than they did a while ago and they want to secure a home while rates look workable. That’s the driving force now. Buyers don’t want to wait for things to change again.”

The sleek kitchen anchors the open layout with stone surfaces and high-quality equipment.


Buyers were attracted by the spacious eat-in kitchen area that opens directly to the outdoors.


Removal properties in Craigieburn and Mickleham continue to attract strong interest and Mr Trentadue said the north had more choice this spring after a series of tight stocks.

“There has been a real influx of homes in Craigieburn this year, which is great for first home buyers,” he said.

Mr. Trentadue’s advice for anyone hoping to get to the market before Christmas was simple.

“If you find something you like, don’t hesitate,” he said.

The master bedroom has a walk-in robe and private bathroom.


The dining area enjoys natural light and easy connection to both the kitchen and the outdoors.


“With talk of an increase next year, it’s worth stretching that extra $5 to $10,000 to secure it now.”
