Utrecht, December 9, 2025 – In December and January, more than 3.7 million Dutch people will receive the provisional income tax assessment for 2026, including homeowners. In the provisional assessment, the Tax Authorities have estimated how much tax homeowners must pay, or how much money they can get back in 2026. They will already pay or receive this in 2026 and not only after the final assessment for that year. The Tax Authorities ask everyone to check the provisional assessment carefully and adjust it if necessary, especially after changes in their lives. For example, after buying a house in 2025.
The provisional assessment is based on the most recent information available to the Tax Authorities. Such as your tax return for 2024 or your provisional assessment for 2025. It is important for everyone to check the provisional assessment carefully. But if you have taken out or refinanced a mortgage, there are additional things that you should check carefully. In the first half of 2025, more than 281,000 mortgages were already taken out, increased and/or refinanced.* Sandra Rebbens of the Tax Authorities explains what you should pay attention to for these and other homeowners.
As a homeowner you should pay attention to this
The interest you pay on your mortgage is deductible under certain conditions. Many homeowners receive money back as a result. With a provisional assessment you can get a part back every month in 2026. This way you can reduce your monthly costs.
It is important that the information on your provisional assessment is correct. Otherwise, you may receive too much or too little, which will have to be settled in your final assessment. So check your details carefully. Sandra Rebbens of the Tax Authorities: “When you check your provisional assessment, it is useful to keep your WOZ assessment and your mortgage details at hand. Don’t know the exact amounts? Then make a cautious estimate. Preferably a little too low with regard to the interest on your mortgage and a little too high with regard to your WOZ value. This way you avoid having to pay back later when the final assessment for 2026 is issued.”
