The Block’s most high-profile buyer may not be ready after all.

Billionaire and LMCT+ founder Adrian Portelli, who announced his retirement after clearing out all five Phillip Island houses last year, has been spotted in Daylesford, sending fans into meltdown ahead of the show’s most uncertain finale in years.

A short clip on TikTok appears to show the LMCT+ boss in a wine cellar built by Victorian contestants Emma and Ben.

The images have sparked a wave of speculation that Portelli could make a dramatic comeback for the October 25 auctions.

Some fans believe the sighting is a calculated leak to increase hype for what critics have called “the show’s riskiest auction yet.”
Others think the billionaire couldn’t resist a final offer.

Social media groups lit up within hours, with some users insisting they had “saw him browsing” the site and others claiming he was “just there to look, not to bid.”

One fan claimed that Portelli’s “other half loves The Block” and said that if he does bid, “someone will do it for him.”

Another pointed out the challenge buyers face, writing: “Who else has $3 million to buy a house in Daylesford?”

But those close to the production say a return is highly unlikely.

Portelli told the media after his cleanup that this would be his last performance, saying he would “hang up the boots and go out with a bang.”

He has since signed a multi-million dollar deal with Channel 7 to produce My Reno Rules in 2026.

Host Scott Cam confirmed on radio that producers had asked Portelli to take a break.
“We said to Adrian, ‘We’d like you not to come next year, would you like to rest?’” Cam said.

He later clarified last week on Fifi, Fev & Nick on 101.9 The Fox last Thursday that Portelli was not banned, adding that it was more of a “mutual understanding” and that his move to Channel 7 made it “probably best for everyone if he banned this one.”

Yet Portelli’s presence looms large in the new season set in the spa capital of Victoria.

Without him or serial buyer Danny Wallis, who has sold his Victorian portfolio, the Daylesford auction will be the most unpredictable in years.

Block regular and buyer advocate Frank Valentic said the bidder pool would look very different this year.
“Daylesford is a beautiful location, but it is a very different market to Phillip Island,” Mr Valentic said.
“You won’t see the same level of local competition.

“These homes are in the $3 million range in a city where the median is less than $1 million. They will mainly be high-end investors or buyers from Melbourne looking for Airbnb income and a lifestyle property. Without Adrian Portelli or Danny Wallis, it will be the most unpredictable auction we’ve had in years.”

A senior media insider told News Corp Australia that Nine would be quietly excited by the renewed buzz.
“Even if Portelli is not on the payroll, he still makes headlines,” the insider said.
“Every whisper keeps The Block in the news cycle and that is gold in the last week before the auction.

“The speculation surrounding Portelli’s possible appearance has become the perfect publicity vehicle for Nine, auctioning him off for The Block, even as the show prepares for life without him.”
