Best time to buy a house? Mid October 2025 is in favor of buyers

The week of 12-18 October is according to the best time for home buyers in 2025, according to REALTOR.COM’s Annual best time to buy a report.

The buyers of the analysis projects could see 32.6% more active offers compared to the start of the year, house prices of an average of $ 15,000 lower than summer peaks and 30.6% less competition.

“After years of limited circumstances, the housing market of 2025 gives buyers something that they have not had in a long time: options,” said Danielle Hale, chief economist at Realtor.com. “I expect that this market momentum will increase shift to increase typical season trends that prefer home buyers in the fall.

“In a year that was the most copper -friendly in almost a decade, this is the best window for home buyers all year round.”

The report emphasizes various factors that float in mid -October:

• Lists are at the highest point since before the pandemic and offer buyers more choices.
• High mortgage interest and challenges for affordability have delayed the activities of buyers, which reduces competition.
• Houses are launching longer on the market and give buyers more time to negotiate.
• Prices are on average 3.4% under peak levels, with approximately 5.5% of the houses see reductions.
• New entries usually increase by around 15.7% compared to levels at the start of the year.

Active mentions surpassed 1 million in late spring, a milestone that has not been reached in years. Increased loan costs and stronger rental alternatives have also put some buyers offside, which contributes to the available delivery.

“Although the market has not yet been tipped in a complete ‘buyer market’, the circumstances are more balanced than in years,” said Hale. “This represents an important shift after a period of historically tight delivery and intense competition, which means that many home customers are priced.”

The timing of copper -friendly conditions varies per region.

Markets such as New York, Philadelphia, Chicago, Atlanta and Dallas are expected to peak earlier – while Florida Metros such as Miami and Tampa may not see the same conditions until December.

Houston, Los Angeles and Washington, DC votes in accordance with the national timing in the mid -October.

About the 50 largest subways, 45 see their best weeks for buyers within a month of 12-18 October.
