A new boutique waterfront project is officially rising on Bay Harbor Islands.

9900 West, a seven-story residential building with just 23 homes and a private marina, has completed its structural top-off, offering the first look behind the scenes as construction reaches a major milestone.

The project, developed by The Horizon Group, is nearly 50 percent sold and is moving steadily toward a planned completion in summer 2026. Located along the Indian Creek waterway, the building is designed to appeal to buyers seeking a quieter, low-density alternative to larger luxury towers nearby.

Sales and marketing are handled exclusively by ONE Sotheby’s International Realty, with prices currently ranging from $3.2 million to $5.1 million.

Located on 9900 West Bay Harbor Drive on the Bay Harbor Islands, the project is deliberately small-scale. The building includes a limited mix of two, three and four bedroom homes, along with a collection of penthouses with private roof terraces.

What next for the developer

As 9900 West nears completion, The Horizon Group is already planning its next Bay Harbor Islands project. Casa Verde, an upcoming development, is expected to introduce luxury pied-Ă -terre style residences, expanding the company’s footprint in the area.

For the time being, there are still limited homes available at 9900 West, with an expected completion in the summer of 2026.
