On the waterfront in Primrose Sands – about 30 minutes from Hobart – a former fishing hut has been transformed into something truly transportable: a two-bedroom waterside retreat full of colour, pattern and warmth.
Listed from $735,000, 121 Linden Road offers a rare waterfront access point under $1 million, with stunning views over Gypsy Bay and across Frederick Henry Bay to the Tasman Peninsula and direct access to a nearby jetty via a private gate.
Seller Alison calls it “a labor of love” and says selling it is emotional: “It’s heartbreak to sell it,” she told realestate.com.au.
“But I’ll cherish the memories. We made it up while raising our three kids…we learned as we went along.”
The house itself has deep shack DNA. Alison said it was built in 1964 with recycled materials and was “built from waste materials… every piece of the floor and the house is used somewhere else.”

It currently operates as a popular Airbnb and brought in $70,000 in gross revenue last year. Image: realestate.com.au
They’re not holiday homes around here – “in Tassie we call them ‘shacks’,” she said.
But Primrose Sands is also changing. Alison described it as “a really great local community” that still has many family huts and Airbnbs, but is increasingly becoming residential, with locals commuting to nearby centres.

Dodges Ferry is only about 10 minutes away for cafes and an independent grocer stocked with Tasmanian produce.
The surprise comes inside the house. Once a blank canvas, Alison wanted to “go crazy with colors and patterns… get into heavy design,” because “the market for very neutrals was very saturated; they’re all starting to look the same.’

Her thinking was partly creative, partly practical: “In Tassie we do a lot of neutral design,” she said, “but it’s cold here for six months. Or longer.”
So she looked to British seaside properties for inspiration – “lots of color and wallpaper and soft furnishings” – because, she said, the climate is similar and the effect is immediately warming. Her dedication to herself: “warm… whimsical and irreverent. I wanted to create something that felt like it wasn’t so serious. Especially for guests on vacation!”

The property currently operates as a successful Airbnb with year-round demand. Alison said gross receipts were over $70,000 in 2025, up from the year before – with a surprisingly strong winter: “We were actually busiest in June/July/August, which is unusual in Tasmania. We just didn’t have a quiet period.”
She praises the cedar hot tub – and the front-row view. “Sitting in the bath and looking straight out at the Tasman Peninsula is an incredible experience in itself. It’s one of Tassie’s most beautiful spots and you’re looking straight at it.”

Outside, the grounds have been carefully landscaped with native plants. “I built the entire garden myself,” she said. ‘Me and a wheelbarrow.’
She said a neighbor involved in a local Landcare group helped her move towards coastal species, which she combined with hardy perennials and grasses to keep the garden resilient and water-restricted. Even the driveway was a DIY win: Alison laid a geotechnical grid product, filled it with gravel, and said it reduced the amount of hard surface (and runoff) while maintaining the relaxed coastal look.

The bay does the rest: “Every day dolphins pass by, seals… sometimes whales.” “We even have an echidna in the garden,” Alison added.
Last but not least, there is another kind of magic. Alison named the place ‘The Lady’ as a nod to the local nickname for the Aurora Australis. With the deck facing south, the view is wide open when the lights decide to ‘dance’.
