A Victorian park front, rebuilt to Toorak standards, has hit the market in Windsor, and the postcode difference could be worth millions.
The four-bedroom home at 17 Hornby St is being offered via expressions of interest after a complete renovation that delivered the kind of finishes more commonly seen in Melbourne’s most expensive suburbs.
The home is looking at price expectations of $3.6 million ā $3.9 million.

Whitefox Stonnington associate director Jesse Jones said the same house would likely fetch a much higher price if it were just a short distance away in Toorak.
āIf you were to put this exact house two minutes away in Toorak you would expect a price tag of $6.5 million,ā Mr Jones said.
āHere it is actually half, simply because of the zip code.ā
The sale is shaping up as a stark test of how far buyers are willing to stretch for top quality in a suburb that has long been in the shadows of its more expensive neighbors.

Although Windsor is best known for its restaurants, nightlife and creative energy, Mr Jones said many buyers continued to underestimate its value, despite its Stonnington address, transport access and proximity to Albert Park, South Yarra and the Bay.
āWindsor has always been a sleeper,ā he said.
āYou get the lifestyle, the walkability and the accessibility, but without paying the full blue-chip premium associated with a postcode like Toorak.ā
Located directly opposite the park and just off Chapel St, the crica 1880 Victorian combines tranquil, green views with direct access to one of Melbourne’s busiest lifestyle strips.

From the street the house has a double facade, white picket fence and iron lacework, whilst inside it retains important period features including high ceilings and original features.
Those original bones have been combined with an extensive rebuild designed by Odyssey Architecture, built by The Builders Project and finished with interiors by Jessica Coulter.
The accommodation comprises four bedrooms in a flexible layout on one level, including a large front master suite with green views, walk-in robe and en suite bathroom.

Mr Jones said one of the strongest selling points for buyers is the lack of compromise, especially in a suburb where on-site parking and privacy are difficult to guarantee.

āIn Windsor and Prahran you often see houses without parking, or renovations where buyers still have to give up something,ā he says.
āAt this level of finish, with secure parking on the street and at the front of the park, this is extremely rare.ā
Whitefox Stonnington deputy director said the home also appealed to buyers wary of renovation risks, with the property delivered as brand new.
āThe house has never been lived in,ā Jones said.
āThere’s no renovation fatigue, no builder issues to work through. Someone can move in right away and enjoy it.ā

While Windsor has traditionally attracted younger buyers and renters, Mr Jones said the suburb was becoming increasingly attractive to both large and small people looking for space, quality and walkability without moving further afield.
āThere’s a big hole in the middle of the market,ā he said.
“You see homes around $2 million, then others at $5 million or $6 million, but not much in between. This property is right in that underserved space.”
Mr Jones said buyers responded strongly to the contrast between the house’s quiet location on the park and its proximity to Chapel Street.

āYou can cross the road to the park, sit there on a warm evening and then come home in complete privacy,ā he said.
āThat balance is very difficult to find.ā
According to data from PropTrack, the average sales price of a home in Windsor is $1.355 million, compared to $5.15 million in Toorak.
