For people who want to buy something at this hotspot on the east coast, there is no time to lose.
September PropTrack figures show the average time it takes to sell a home in Seven Mile Beach is just 10 days.
Around the same time last year, Seven Mile Beach was Hobart’s fastest suburb. But in 2024, the Market Trends report showed that business was much slower, with an average time to sell of 22 days.
Across Hobart, agents have been reporting a booming market lately for properties in the $600,000 to $750,000 range.
But in Seven Mile, it’s not just the more affordable properties that are selling quickly or drawing crowds. Ambitious houses do that too.

Peterswald director Harry Coomer listed number 30 Lewis Ave at $1.45 million plus and said competing offers were on the table eight days later.
āIt was purchased by a young local family who were looking for a change in lifestyle,ā he said.
āResearch showed that the building was immediately popular because of its architectural flair.
āPeople immediately reached out. They were blown away by how incredible it was.
āMost of the homes of this type and character in the area we have sold have been purchased by locals ā from middle-aged couples downsizing to families who have upsized. They have been our best buyers.ā

The story was similar for David Gunning, director of EIS Property, who last month put No.42 Woodhurst Rd on the market in the $1.7 million to $1.8 million price range and sold it in about a week.
āWoodhurst sold very quickly, it was gone straight after the first open house,ā Mr Gunning said.
āTwo local thirty-somethings wanted to buy it and both made a strong offer.
āI was surprised by how quickly it sold.
āThe view, north-facing and towards the golf course, was seen as very attractive.ā

Mr Coomer said the size of the suburb and the relatively few homes available to buy contribute to the speed at which homes in Seven Mile Beach are selling.
āThere is a strong desire for a community-oriented suburb, an area where you see children riding bikes and where families have Christmas gatherings with their neighbors in the cul-de-sac ā and you can find that in this area,ā he said.
āAs Hobart grows, some areas have lost that community spirit, but Seven Miles Beach has retained elements of it and that is attractive.
āThis goes hand in hand with the beach lifestyle. I bet almost everyone who lives there walks on the beach on the weekend.
āIt’s an example of a pace of life that is calm and desirable.ā

Mr Gunning said the beach lifestyle is one factor that makes Seven Mile Beach an attractive place to live.
āAnd it’s only a 15- to 20-minute drive into town,ā he said.
āThere aren’t many houses coming on the market in this suburb, but our last four or five sales there should have been sold within weeks.
āBuyer demand is always strong.ā
Angus Moore, executive manager of economics at REA Group, said the time it takes to sell a house is a good measure of how competitive a market is.
āIt not only reflects how much demand there is for homes, but also the availability of homes for buyers to choose from,ā he says.
āWhen homes sell faster, it indicates there are more buyers for a given home and more competitive conditions.
āIt doesn’t always correlate perfectly, but it’s a useful summary measure.ā
