This year, Co-Working Center operators have rented 65 Lakh square foot office space during the period of January-June in seven major cities, an increase of 48 percent on an annual basis, to the increasing demand for managed and flexible workplaces of companies, according to Colliers India.
Co-working operators rented 44 Lakh square foot in the corresponding period of 2024 calendar year in seven City-Delhi-NCR, Mumbai, Kolkata, Chennai, Hyderabad, Pune and Bengaluru.
The co-working operators take office spaces on the rental of real estate developers and owners of real estate and under the leadership of companies of all size.
Although many companies have started choosing managed office space that is provided by co-working operators to save costs and hassle, a large number of companies still take conventional workplaces directly from builders and owners of real estate.
Colliers India data showed that the total gross leasing or absorption of office space increased by 13 percent to 337 Lakh (33.7 million) square foot in January-June 2025 in these seven cities, from 299 Lakh (29.9 million) in the period of the year ago.
“Flexible spaces are increasingly setting up as an important demand post at the office market in India. Given the present momentum, flex spaces will probably contours commercial real estate in India in 2025 and then define,” said Vimal Nadar, National Director and Head of Research, Colliers India.
Darshan Govindaraju, executive director at the Vaishnavi Group, based in Bengaluru, said that the increase in the leasing of office space can be attributed to the robust addition to office spaces in the top seven cities in the top that occupiers of all over the world attract.
“This, in combination with the continuing trust of technological companies in the India growth story and the robust addition to their GCCs (Global Capability Centers), helps to rent out the leasing on these markets,” he added.
Manas Mehrotra, founder of 315Work Avenue, said that co-working spaces were created as the determining characteristic of the rapidly evolving commercial real estate of India.
“There remains an enormous traction for flex space of companies of all sizes, because flexible workspace has become an important part in the general real estate portfolio of companies to improve the productivity of employees, to promote cooperation and optimize operational costs by scaling up or descending according to the business requirements,” he added.
Shesh Rao Paplikar, founder and CEO, Bhive Workspaces, said that the India growth story will continue to conquer the mindspace of worldwide organizations with their continuous investments in the technology of the country, GCC, BFSI, Insurance and other sectors.
Flexible Managed Workspace acts as a catalyst when stimulating consistent growth in leasing office space, he added.
