Builder says that the modular home assignment of WA Government Push Missing Key element of the government

A rural builder says that the decision of the Cook government to use so-called modular homes to tackle the deficit of Western Australia in affordable homes, does not take into account the lack of developed country.

The government announced the low-deposit loans for modular homes, to be offered through the Staatshofer Keystart, as part of a series of housing measures prior to the State Budget of Morgen.

“We have had developers who have looked at the development of land and they have hit back, since there is no longer any capacity in our system,” said Shire President Mike Walmsley.

“It is frustrating in a small regional city. Headworks are a challenge.“

Headworks refer to the initial water and electricity infrastructure that is required for housing and is carried out by the state-owned company and the Western electricity.

Housing and Working Minister John Carey said that the government had launched “unprecedented” measures to unlock land for regional homes.

Regional builder Sam Karamfiles is located in Manjimup, 300 kilometers south of Perth, where the availability of land has also delivered the handbrake on the housing stock.

In the agricultural community of Pingrup, 360 km southeast of Perth, Carol Walsh started to collect a modular house for house staff on her farm in 2024.

“If it had been a family house, it would have been an absolute nightmare,” she said.

“We actually received a $ 600,000 house there that simply cannot be used.“

Modular approach to regional housing

Off-site construction has many natural benefits in regional and remote areas with the tyranny of distance and acute shortage of skills that make on-site builds builds more challenging.
